The board and any interested homeowners meet on the third Monday of every month in the offices of Advantage Property Management, which is located in the Towers Building (1111 SE Federal Hwy, Suite 100 in Stuart). Enter through the door on the north side of the building.

Officer elections are scheduled for the next Board Meeting. All homeowners are encouraged to attend and participate. The current board has served 2 terms and have indicated that they all plan to step down and allow others to participate as board members. Thanks to Jim Marshall, Geri Gaynor, Bob Publicover, Jonathan Picirillo, and Rob Sheil for their dedication to the job of Springtree Property Owners Association Board members.

To All Springtree Homeowners: Springtime greetings!

 We are all probably eager for warm sunny weather, the Florida we are here for.

This year’s Annual Meeting was literally a non-event with no quorum of owners. No business could be legally conducted. In this situation, the past Board continues to serve unless they resign. Fortunately, all agreed to serve another year. The Board consists of Jim Marshall, Bob Publicover, Geri Gaynor, Rob Sheil and Jonathan Piccirillo.

This Board, together with various owners, has done an excellent job. In the past year, a vacant home was bought, improved and re-sold with the Association able to re-coup all maintenance and legal fees. There are still accounts in trouble due to the present economy and the Association will work through these with legal representation.

The bank loan from the developer was retired in 2009 and the Association is debt free. In other areas, the playground was refurbished, the trees trimmed, entry lighting was added for safety, the entry and internal road patched, the preserve cleared of exotics and debris, the school bus route changed, architectural changes approved and good vendors were hired for lake and fountain maintenance, common area landscaping, pest control and gate maintenance.

Thank you to all who have painted your home in recent years, maintaining property values and beautifying the neighborhood. If you haven't painted in recent years, you can:

 • Paint your house the same color without approval

 • Paint a different approved color with Architectural Board Approval (Forms from Advantage Property Management, 772-334-8900)

 • Paint an unapproved color with approval of 51% of Springtree Owners (Forms from Advantage Property Management, 772-334-8900)

 Forms are also available on our website, www.springtreehoa.com.

The Association meetings are usually held the 3rd Monday of the month at the Advantage Property Management office at 7:00 p.m. All owners and suggestions, compliments and requests are welcome. See you then!

Community Gate

Hello All,

As all of you know the gate has been open for several days. Since the gate was installed 6 years ago, we have had many electronic problems. Each time these problems occur our Gate Company (Electronic Security) has taken care of the problem.

 The problem we are now experiencing has nothing to do with electronics. After so many years of operation the exit gate is sagging almost to the ground. Welds are weakened and the danger of the gate falling on someone when opening or closing is a very good possibility. Because the gate supports are sitting on sandy soil they are beginning to sink, causing the gate to sometimes get stuck on the berms. All of these problems are normal, and can be fixed by lifting the supports and possibly installing additional supports.

I have contacted two companies to look at our gate and determine the best way to fix the problems we have. We have a board meeting on February 20 to discuss and hopefully vote on repairing the gates.

We will do our best to get the problem taken care of and the gates operational as soon as possible.

Speed Bumps

Speed bumps have been installed on the Winter Haven Ct along the open area by the pond. The board is exploring the option of installing additional speed bumps in the area of the Tot Lot play area.

Water Heaters

Seems like there are more and more hot water heaters reaching the end of their life cycle in the neighborhood these days. Mine went out yesterday afternoon (evidenced by the water slowly running out from under my garage door when I got home...).

I had considered going to a tankless hot water heater when the current one went out so here was my chance. I looked on the gas company's website: Peoplesgas.com and clicked on the link for RESIDENTIAL then PRODUCTS AND SERVICES, then finally on Tankless Hot Water Heaters

Teco has a program where you can buy a tankless gas hot water heater and they will finance it for you by adding $24.99 to your gas bill each month for 60 months, interest free. This works out to approximately $1500.

I called one of the approved vendors at 6pm last night and this morning at 9:30am they were in my garage, disconnecting my old hot water heater and installing a tankless one. My out of pocket expense is $0. They dispose of the old hot water heater, install the new one, and they get paid from Teco Gas.

If you want to stay with a storage tank type hot water heater, they have a similar program for $9.99 added to your bill each month for 60 months, interest free (approximately $600). Again, an approved contractor will come out, remove and dispose or your old hot water heater, and install a new one. I am not sure if there are any additional charges for this one or not.

Mailboxes
Time to freshen them up!

The sun in south Florida does amazing things to painted objects. The most obvious is the fading effect. Most of the mailboxes and poles in the neighborhood have soaked up their quota of sunshine over the years and it is time to freshen them back up! There are two options available to do this.

1) You can buy a can of Krylon Hunter Green spray paint and paint your mailbox (we recommend using some sandpaper and trying to take off that coat of oxidation first so the new paint adheres better).

2) Order a new mailbox from the mailbox company whose name and contact info is on the inside of your mailbox door.

We have heard that they will actually deliver and install the mailbox.

Now if I were an enterprising youth with a friend or two, I would consider walking around the neighborhood and offer to paint the mailbox and pole for $10 or so...

Street Parking
Safety Issues

Everyone should have received a letter recently from the POA concerning street parking. We face some unique challenges in our small community with parking. Many of the driveways are small and many households have multiple cars. And if you are like many people here, the garage is a giant closet. How do we handle our own cars and those of visitors?

The first thing to understand is that there is a safety issue involved with street parking. The street needs to remain navigable for school buses and emergency vehicles. It is tight when there is one vehicle parked on one side of the street and impossible for the bus or ambulance/fire trucks to pass if there are vehicles parked on both sides of the street.

Everyone wants to have the ability to have people over to visit without having them park at Winn Dixie and walk. The POA requests that you and your guests park in your driveway whenever possible. If your driveway is full, then have your guests park on the inside of the street ("pond side"). As a word of caution, please don't have them park on people's lawns as most have sprinkler systems that could be damaged, or the lawns themselves could be damaged.
